Rent Agreement Registration PROCESS

Minimal Documents are required for all parties (Mortgagor, Mortgagee): 1) Aadhaar Number /card 2) PAN (Permanent Account Number) 3) Index 2 of property 4) Sanction Letter 5) ESBTR or GRAS (MTR-6) challan of 0.3% stamp duty paid to government 6) MOE (Memorandum of Entry) or MODT (Memorandum of Deposit of Title Deed) which records the delivery of the title documents by the mortgagor to the lender. Customer can also directly fill data himself and create draft of NOI on Anand Associates website.

E-filing is a new facility by Maharashtra government to file your Notice of Intimation online in case of mortgage by deposit of title deed without visiting the sub-registrar office. Signatures are verified using Aadhaar-based system using biometric device or OTP.

No. With Anand Associates, you are not required to visit the SRO office for e-filing of Notice of Intimation. Anand Associates will take care of submission of NOI to the SRO.

Anand Associates is a facilitator for e-filing of Notice of Intimation. Anand Associates will help the public use the e-filing facility and take responsibility until the document is e-filed with the government. Anand Associates provides doorstep service for e-filing if needed. After completing the online NOI draft preparation, an executive from Anand Associates will visit the customer with the necessary biometric verification kit or provide OTP-based Aadhaar verification. Anand Associates will pay the relevant government duties and submit the NOI draft for e-filing, handling any queries from the SRO office on the borrower’s behalf.

Filing fees, stamp duty, and document handling charges for e-filing of NOI will be paid online by Anand Associates. Customers will receive an e-challan at the end of the process.

E-filed Notice of Intimation with an e-filing number allotted by the SRO office, Index 2, and challans for payment of government duties are provided. Anand Associates also provides a GST receipt for all payments received.

Rent Agreement Registration

Yes. All the co-borrowers names are required to be mentioned in Notice of Intimation and should have Aadhaar and PAN numbers.
